Occupant hereby rents from the owner the Space # listed above from A1 Boat and RV Storage 1252 Highway 7 Bismarck AR 71929 under the following terms and conditions:
This agreement shall commence on the date of the contract tenant agrees to pay the Monthly Rate listed above in advance on the first day of the month thereafter. Tenant agrees to pay a prorated amount listed above for the rental period from the contract date until the end of the first month. Rental contracts are for a 3-month period.
Contract will automatically renew if a written notice from tenant isn't received 30 days prior to the end of the contract.
I understand I am responsible for the contents of the leased space. I understand I must provide my own lock which I deem sufficient to secure the storage space. I have not provided Lessor with a key and/or combination to said lock. I understand the Lessor does not provide insurance covering tenant or tenant's property. I understand the property in or on the space or at the facility may be seized and sold if charges continue to be unpaid in accordance with the Arkansas Statutes and your rental agreement.
I understand that payments are due on the 1st of the month and are late on the 5th I understand that there will be a $10.00 late charge applied on the 6th day of the month when payment is not received. I understand that there is a $30.00 (thirty dollar) charge for all returned checks.
I (Lessee) understand Lessor is not a warehouseman all property stored or located on the premises shall be at tenant's sole risk. Lessor shall have no liability for loss or damage to premises or otherwise regardless of whether such loss or damage is caused by negligence of third parties or acts of God. Tenants shall be responsible at tenant's expense for obtaining insurace on the property stored on and within the premises and hereby expressly releases Lessor from any losses and/or damages to said property caused by Fire Theft Water Rain Rodents Insects Unlawful Entry or Any other cause whatsoever and Lessor shall not be liabile to tenant and/or tenant's guest(s) or invitees for any personal injuries or property damages sustained by tenant and/or tenants' guests or invitees while on or about Lessor's premises.
The storage unit shall be used for storage of boats water crafts and/or boat-related items. The storage of flammable liquids or hazardous materials upon the leased premises in other than approved fuel tanks on or in stored vessels is expressly prohibited. Occupant shall not store any items which shall be in violation of any order or requirement imposed by any Board of Health Sanitary Department Police Department or other government agency or in violation of any other legal requirement or do any act or cause to be done any act which creates or may create a nuisance in or upon or connected with the premises.
Occupant agrees to place not more than (1) lock of his or her own choice on the premises. Owner reserves the right to inspect and supervise the placement of all items in the rental space to insure compliance with the provisions hereof.
